We understand that applying for a mortgage can be overwhelming. That's why we've streamlined the process to make it as easy and stress-free as possible.


It all starts with a quick call or text to us. We'll respond quickly and have a conversation about your situation. We'll ask you a few questions about your employment, credit history, and liabilities to get a better understanding of your needs.


Next, we'll ask you to complete an online application. It's easy, secure, and can be done from the comfort of your own home. Once we receive the application, we'll review it and call you to review the accuracy of the information. Don't worry if there are any errors, our team will work with you to correct them.


We're here to guide you through every step of the process and make sure that you find the best mortgage solution for your specific needs.

Documentation 

We understand that the mortgage application process can be stressful and time-consuming. That's why we've implemented a new system that streamlines the process and makes it more secure.


When you apply for a mortgage with us, you'll be using our safe and secure Hurricane system. This system is far more secure than email and manages all the documentation, making the process smoother for you.


You'll be provided with a list of what is required at the onset of your file. Be aware that as a Mortgage Broker we work with many lenders, and they all require different paperwork. Although we try to always know what each lender requires, it is difficult to keep up with 50 different lenders policies so your patience on documentation is always greatly appreciated.


Once the documents are confirmed, we'll work out all the numbers and find a lender that your situation fits into. At this time, we'll have a home purchase amount that you can qualify for.

Credit Pull

Are you ready to take the next step towards homeownership? We make it easy to get pre-approved for your dream home.


Before we begin the process, we'll discuss your credit scores and if you're not aware of them, we'll refer you to go online and check them for free using the credit sources such as Creditkarma.ca (Trans Union) and Borrowell.com (Equifax). A consent form will be required to be signed for this process to be completed.



Once you're ready to proceed with a purchase, we'll complete the credit check. It's important to note that the credit check is only good for 30 days, so we want to complete this as close to the home purchase as possible.

Time to Shop

Congratulations on being pre-approved for your dream home! We're here to help you find the perfect property and make the buying process as smooth as possible.


Once all the documents are completed, and we have had a conversation on your purchasing amount, you can proceed and start searching for your home. We're happy to work with your realtor on this process, ensuring that there is open communication between the two of us. This way, you can be sure that your realtor is fully aware of your financial situation and can find properties that are within your budget.


Working with your realtor also makes the process a lot smoother for you. It eliminates the need for you to go back and forth between us and your realtor and ensures that everyone is on the same page.

Submitting Offer for Purchase 

You've found your dream home and put in an offer, now it's time to secure it. We're here to guide you through the process and make sure that everything runs smoothly.


Once you have put an offer of purchase on your home, you'll send the agreement to us. We'll then select a lender that fits your solution and finalize the approval. The lender will then send us the Commitment Letter, which includes certain conditions that we'll go over with you prior to you waiving the financing condition.


There may be some additional documentation required to complete the file, but we'll go over the mortgage commitment with you to ensure you have a full understanding. The entirety of the mortgage documents will be provided by the lawyer at signing.
